I RECEIVED AN OFFER LETTER FOR OUR PROPERTY FROM LAND MERCHANT, NOW WHAT?
That is good news! That means your property has been selected based on our propriety selection process and we see value in purchasing your property. You can sign the offer and return it; you can call our offices to discuss in more detail or you can save it for a later date. Life changes quickly and sometimes when you least expect it, you might want to move that property along at a later date.
IF I AM INTERESTED IN PURCHASING A PROPERTY, WHAT STEPS SHOULD I TAKE?
If you are interested in one of our properties, please reach out to the Land Merchant team at 435-731-LAND or sales@landmerchant.com. Some of our properties are listed with real estate agents. If so, our team will guide you to the right person to answer your questions regarding that specific property. We want you to have a positive experience on the purchase of your new property.
DO I NEED A REALTOR?
Land transactions are different than house transactions. A realtor is not necessary. The documents that we send, the title companies we use, and the closing documents are all legal binding documents. You are still welcome to pay for and use a realtor if you would like to.
WHAT IF I DON’T HAVE THE DEED TO MY PROPERTY?
This isn’t a problem. If you don’t have the deed to your land, we can help you obtain a new one so that we can complete the sale. We’ll be with you every step of the way.
ARE THERE ANY LIMITS TO THE PROPERTIES FOR SALE?
All features, including utilities and access, will all be outlined with each individual property. You’ll need to refer to the county or township for zoning laws, building permits, and other, more specific information.
CAN I SELL MY PROPERTY IF I STILL OWE TAXES ON IT?
Of course! We’ll be able to determine how much money is owed in back taxes, make plans to pay them off, and determine how they will play into the final price. This way, you won’t need to pay anything when closing on the sale of your land.
I INHERITED THE LAND AND DON’T KNOW WHAT TO DO NEXT. CAN YOU HELP ME?
You’re in good hands with Land Merchant. Vacant land that is inherited can sometimes turn into a tax burden. No matter how long you’ve owned the land, we can ensure you receive a fair price and have a smooth transaction.
CAN I RAISE CROPS AND ANIMALS ON THE LAND?
Every county has their own laws and restrictions when it come to crops and livestock. If you have something specific in mind, be sure to look into the county or township to see what they allow.
ARE MINERAL RIGHTS INCLUDED WITH THE PROPERTY?
Not typically, but we have never had this be a problem with any of our sales.
